Voids Supervisor Location: Kettering, covering Northamptonshire and Cambridge Salary: £40,000 + company vehicle  Sector: Social Housing Workstream: Voids If you’re already working in social housing voids and you’re used to keeping a lot of moving parts under control, this could be worth a look. I’m working with an established property services contractor looking for an experienced Voids Supervisor to join their team. This is a dedicated voids role, so you won’t be bouncing between repairs, planned works and everything else. You’ll be looking after a live programme of around 50 to 60 void properties at different stages, making sure the right trades are in the right place, work is moving, standards are being met and properties are getting handed back on time. You’ll be covering Northamptonshire and Cambridge, with the office based near Kettering, this isn’t a fully office based role, but there is an expectation that you’ll spend time with the wider voids team as well as being out on site. What you’ll actually be doing You’ll be involved from the point a property becomes void right through to completion. That will include: Carrying out initial inspections and identifying what work is needed Producing and reviewing scopes of work Using Schedule of Rates and SOR codes Keeping on top of weekly WIP Monitoring turnaround times and making sure jobs don’t drift Coordinating multi-trade operatives and subcontractors Carrying out progress and completion inspections Checking quality and making sure properties meet the required lettable standard Picking up any additional works or variations Managing snagging, recalls and remedial work Monitoring contractor and operative performance Working closely with schedulers, planners and the wider voids team Keeping job records and updates accurate Liaising with operational management and client contacts when needed Getting completed properties signed off and ready for handover What I’m looking for The main thing is genuine social housing voids experience. You’ll probably already be working as a: Voids Supervisor Trade Supervisor Maintenance Supervisor Property Services Supervisor Multi Trade Supervisor You’ll need to be comfortable managing several properties at once and keeping track of what is happening across the whole programme. You should also have: Previous experience supervising social housing voids A good understanding of void refurbishment works Experience managing operatives or subcontractors Working knowledge of Schedule of Rates / SOR codes Confidence carrying out property inspections A good understanding of different trades Strong organisation and workload management Full UK driving licence A trade or multi trade background would be useful, and qualifications such as SSSTS, SMSTS or a CSCS Supervisor card would be helpful, but the priority is somebody who understands voids and knows how to keep a programme moving.
